AML in Realtair

From 1 July 2026, Australia's Anti-Money Laundering and Counter-Terrorism Financing (AML/CTF) laws expand to include real estate sales. This article explains how AML relates to your use of Realtair.

1. Is Realtair an AML provider?

No.

Realtair is a workflow platform for real estate agencies and is not an AML provider.

Where available, Realtair supports integrations with specialist AML providers to help streamline parts of your compliance process.


2. Does Realtair make my agency AML compliant?

No.

Realtair provides features and reminders to support your compliance workflow, but it cannot determine whether your agency has met its legal obligations.

Your agency is responsible for understanding and complying with the AML/CTF legislation that applies to your business and following your agency's own compliance processes.

If you have questions about your obligations, please speak with your AML Compliance Officer or an independent legal adviser.


3. Why am I seeing AML confirmation screens?

You'll see an AML confirmation screen before completing certain actions in Realtair that may be impacted by the AML/CTF legislation.

The confirmation reminds you to verify that you've completed any required Customer Due Diligence before continuing.

 


4. Which actions in Realtair include AML reminders?

The AML confirmation screen will appear the first time you attempt one of the following supported actions.

  • Create a master contract
  • Activate a Sell campaign
  • Collect a deposit

If you've already acknowledged the AML confirmation during one of these actions, you won't be prompted again for the remaining supported actions in the same transaction.

 


5. Can I skip an AML reminder?

No.

You can close the confirmation screen, however you won't be able to continue with the supported action until you've acknowledged the confirmation.

 


6. Will Realtair stop me from completing a transaction?

No.

Realtair won't prevent you from completing your transaction once you've acknowledged the AML confirmation.

However, you won't be able to continue with supported actions until the confirmation has been acknowledged.

The confirmation is designed to remind you of your obligations before continuing through your workflow.

 


7. Will every user see AML reminders?

AML reminders appear where relevant within supported workflows.

The exact experience may vary depending on the action being completed.

 


8. My Sell campaign was automatically activated from CRM. Why can't I access it?

If your sales campaign is automatically created from your CRM, you'll be asked to complete the AML confirmation the first time you open the campaign.

Until you've acknowledged the confirmation, supported actions within the campaign will sit in draft mode.

Once confirmed, you'll have full access to continue working on the campaign as normal.

 


9. Can Realtair verify my customers' identities?

Not directly.

Realtair includes identity verification workflows that support certain regulatory requirements, such as identity verification for agency agreements in some jurisdictions. These workflows are separate from AML requirements.

For AML Customer Due Diligence, Realtair supports integrations with specialist AML providers

 


10. Does Realtair store AML records?

Realtair stores a record that you've confirmed Customer Due Diligence has been completed. This confirmation is recorded in the activity log.

Realtair does not store Customer Due Diligence records, Know Your Customer (KYC) information or your agency's AML risk assessments.

Your agency remains responsible for maintaining any records required under the AML/CTF legislation.

11. Is my data shared with AUSTRAC?

No.

Realtair does not automatically report information to AUSTRAC on behalf of your agency.

Any reporting obligations remain the responsibility of your agency.

 


12. Where can I find more information about my AML obligations?

For information about your obligations under the AML/CTF legislation, we recommend visiting the AUSTRAC website or speaking with your agency's AML Compliance Officer or an independent legal adviser.

FIRST AML INTERGRATION

15. What is FirstAML?

FirstAML is a Customer Due Diligence and identity verification provider that integrates with Realtair.

The integration allows you to initiate AML checks directly from within your Realtair workflow, helping reduce manual administration and streamline your compliance process.

 


16. How does the AML workflow work if I'm using FirstAML?

If your agency uses the FirstAML integration, you'll still see all the same AML confirmation screens throughout Realtair, including when you:

  • Create a master contract
  • Activate a sales campaign
  • Collect a deposit

In addition, you'll have an extra workflow available when signing an Agreement, Authority or Form 6.

From the signing workflow, you can send the customer contact directly to FirstAML to create a Customer Due Diligence file, reducing double handling and streamlining your AML process.

Once the required checks have been completed in FirstAML, you can continue your workflow in Realtair.

17. Do I have to use FirstAML?

No.

You're free to use the AML provider that best suits your business.

Realtair's AML reminders are available regardless of which provider you choose.

 


18. What if I already use another AML provider?

That's completely fine.

You can continue using your existing AML provider while using Realtair to manage your property workflow.

If you're using a provider other than FirstAML, you'll still receive the same AML confirmation reminders within Realtair.
