This guide answers common questions about creating and managing offers in Realtair.


Buyer Notifications

What notifications does a buyer receive?

Buyers are automatically kept informed throughout the offer process. They receive notifications for:

  • Offer Submissions
    • When their offer is successfully submitted, updated, or withdrawn.
  • Listing & Countdown Changes
    • If the property’s sale type changes (e.g., from auction to private treaty).
    • When a countdown timer is added to the listing.
    • A reminder during the final 5 minutes of the countdown.
    • When the countdown ends.
  • Offer Status Updates
    • When their offer is marked as Agreed.
    • When their offer is Deferred.

Agent & Admin Functions

Can agents or admins edit and delete manual offers?

Anyone with access to the campaign can view and delete a manual offer. However, only the specific user who created the offer can edit or withdraw it.

Can an agent still use the 'Send to Vendor' function for a manual offer?

Yes, this function works the same for all offer types.

Does the Sign-to-Sell integration work with manual offers?

Yes. The process for creating a contract from a manual offer is the same, and the integration works as expected.

How can we stop agents from submitting dummy offers?

While you can't prevent an agent from creating a test offer, they can change the offer's status to Withdrawn. This immediately removes it from the Offer Ranking, ensuring it doesn't influence negotiations.

What’s the difference between "I am submitting an offer for a buyer" and "I’m a buyer’s agent"?

This choice determines how you appear on the contract of sale.

  • "I am submitting an offer for a buyer": Choose this default option if you are simply creating the offer on the buyer's behalf. Your details will not be added to the contract.
  • "I’m a buyer’s agent...": Choose this if you are formally representing the buyer. Your details will be included on the contract as the buyer’s agent/representative.

Known Limitations

  • Editing is restricted: Only the user who created an offer can edit it.
  • No buyer view for Offer Ranking: Buyers whose offers were created manually by an agent cannot see their offer's position in the Offer Ranking. They will not have a portal view for this feature.
  • Time restrictions don't apply: Agents can still create or edit manual offers even after an offer deadline has passed (e.g., for a Private Treaty or an auction).
  • Offers lock after status change: You can’t create or edit offers once a listing is under contract, sold, or passed in.
