Prepare a Master Contract (QLD)
This guide will walk you through creating an REIQ Master Contract using the online form in Realtair. As a best practice, we recommend setting this up as soon as you have a signed listing agreement (Form 6).
Prerequisite: You should have a signed Form 6 in your campaign, as some details will be automatically pulled from it.

Step 1: Create the Contract Form
- From your dashboard, open the relevant campaign folder and navigate to the Sign tab.
- Click the Create button and select Contract from the dropdown menu.
- This will open the REIQ online contract form. You only need to fill out the sections related to the vendor and the property at this stage.
Step 2: Fill Out the Contract Form
Complete the form section by section. You can skip any sections related to the buyer or the final sale price for now.

Vendor and Solicitor Details (Sections 1 & 2)
- The vendor's details should automatically populate from your signed Form 6.
- If you know the vendor's solicitor details, enter them now. If not, toggle on To Be Advised.

Buyer Information (Sections 3, 4 & 5)
- Skip these sections for now. They will be completed when you have an agreed offer.

Property Details (Section 6)
- Select the Contract for Houses and Residential Land.
- Choose the property type (e.g., Built On).
- Confirm the Lot, Plan, and Title details (these should pull from the Form 6).
- Fill in the area, present use, and local government area.
- List any included chattels or excluded fixtures.

Matters Affecting the Property
- Answer the questions regarding vacant possession, pool safety, electrical and smoke alarm compliance, and any neighbourhood disputes.

Pricing and Conditions
- Leave the pricing section blank for now.
- Under Special Conditions, you can add a custom condition by clicking Create, or remove one using the bin icon.

Annexures and Disclosures
- If you know of any annexures that will be required (e.g., Vacation by Tenant), you can add them here.
- Add any relevant information to the Agency Disclosure section.
Step 3: Finalise the Master Contract
- Once you have filled in all the known details, click Finish.
- Important: You may see error messages related to the empty buyer sections. You can safely ignore these, as they will be filled in later when a sale is finalised.
What Happens Next?
- The document will now appear in your Sign tab, tagged as the Master Contract.
- This master version is now ready and will be used to generate the final contract when an offer is agreed upon in the Sell tab.
- If you need to create another version of the contract to manage different offers, you can click the three dots on the Master Contract and select Duplicate.
