How to create a Master Contract (SA)

This guide explains how to set up a master contract for a property in South Australia (SA). We recommend creating the master contract as soon as you secure the listing.

Getting Started

  1. Open the campaign folder for your listing.
  2. Select the Sign tab.
  3. Click Create, then choose Contract from the dropdown menu.

An online form will open. As this is the master contract, complete all sections related to the vendor and the property. You can leave the buyer sections blank for now.

Complete the Contract Form

1. Vendor Details

  • Vendor details are pulled automatically from the listing agreement.
  • Toggle to Yes if the vendor is a company or acting under a power of attorney and fill in the required fields.
  • If there are multiple vendors, you can toggle to Yes to mark one as the primary contact.

2. Solicitor Details

  • Enter the solicitor's details if you have them.
  • If not, you can toggle To Be Advised at the bottom of the screen.

3. Buyer and Title Details

  • Leave the buyer information sections (3, 4, and parts of 5) blank.
  • In Section 5, add the lot and title details.
  • Upload a title reference in the provided section.

4. Property Specifics

  • Review the included and excluded chattels, which carry over from the Pitch document.
  • Add tenancy details if the property is tenanted.
  • Answer the questions about known breaches, alterations, and encroachments. Your answers may trigger follow-up questions.

5. Further Terms

  • Add any further terms if they apply.

6. Special Conditions and Annexures

  • Your annexure library is on the left, and bundled annexures are on the right.
  • To add a new annexure, click Create, give it a title, and choose Text or PDF Upload.

Finalise the Master Contract

  1. Click Finish when you have completed all vendor and property sections.

    Note: You can ignore any error messages. These relate to the empty buyer sections that you will complete later.

  2. Return to your campaign folder. The contract will now be marked as the Master Contract.
  3. To create copies for multiple offers, click the three dots (...) and select Duplicate.

Your master contract is now set up and will automatically connect to your Sell workflow.
