Generate and prepare a Contract from an agreed sale (NSW)

Once an offer is agreed upon in the Sell tab, you can generate the final contract for signing. This guide walks you through preparing the document in Sign.

 

Prerequisite: You must have a Master Contract already set up in your campaign.

Part 1: Generating the Contract

  1. From your dashboard, open the relevant campaign folder and navigate to the Sell tab.
  2. Go to the Results section.
  3. Scroll down and click the Generate Contract button. This action merges the details from the agreed sale with your Master Contract.
  4. Click Prepare and Sign. You will be taken to the Sign workspace to finalise the document.

Part 2: Preparing the Contract in the Sign 

In Sign, you will see a preview of the contract on the right and your editing tools on the left.

Reviewing Pre-filled Information

Fields highlighted in green have been automatically populated with information from the Sell tab. This includes buyer and vendor details and, for auction contracts, the authority to exchange details.

Managing Signatories and Parties

  • Buyer's Agent: If a buyer’s agent is involved, enter their details. If not, you must remove the placeholder field. Click on the field on the document and select the Delete option in the top right.
  • Buyers and Vendors: The document defaults to two buyers and two vendors. If you have fewer, simply click on the extra signature fields and delete them.
  • Adding More Signatories: To add another signatory, click the relevant field on the left (e.g., Buyer Signature), click the plus icon (+), and then click where you want it to appear on the document.

Managing Annexures

  • Annexure Library: Use the Annexure Library on the left to add standard forms like a 66W or cooling-off waiver. Remove any unneeded annexures by clicking the bin icon next to them.
  • Custom Annexures: Click Upload Custom Annexure to upload your own PDF. Give it a name, and it will be bundled with the contract.

Using Document Editing Tools

  • Text Box (A): Click the "A" icon to place a custom text box anywhere on the document.
  • Strike-through (S): Click the strike-through tool and highlight any text to cross out clauses or sentences.
  • Tick (✓): Click the tick tool to mark checkboxes for inclusions or special conditions.

Managing Pages

On the right-hand side, above the document preview, you can manage the pages.

  • Delete Pages: Click the red bin icon to remove any unwanted pages.
  • Reorder Pages: Click the arrow icon, select the page you want to move, choose its new position, and confirm.

Saving Your Changes

Before proceeding, always click the Save button in the top right to lock in all your changes.

Your contract is now fully prepared and ready for the next step: sending it for signing.
