How to generate a Form 6 in Sign (QLD)

This guide provides a step-by-step walkthrough for agents creating a Queensland (QLD) Form 6 Appointment of Property Agent using Realtair Sign.

The process involves four main stages:

  1. Verifying your agent profile details.
  2. Generating the Form 6 from a campaign.
  3. Completing all required sections of the form.
  4. Generating the final document for review and sending.

Step 1: Verify Your Trading Details (For Contractors)

Before generating an agreement, contractors must ensure their trading details are correct. This step ensures your ABN and GST status are correctly populated on the final document.

Note: If you are an employee, you can skip this step. Your office administrator manages these details at the office level.

  1. From the Dashboard, click your initials in the top-right corner.
  2. Select Manage Profile > Sign.
  3. Confirm your Trading Details are accurate.
  4. Ensure GST Registered is set to Yes.
  5. Click Update and return to the dashboard.

Step 2: Generate the Form 6

It is recommended to generate a Form 6 from a campaign where you have already created a Pitch proposal, as this will pre-fill key information.

  1. From your Dashboard, open the relevant campaign (e.g., 19 Bunyip Street).
  2. Navigate to the Sign tab.
  3. Click Create and select Form 6.

This will open the digital form. Sections highlighted in red indicate that mandatory information is missing and must be completed before you can generate the document.


Step 3: Complete Each Section of the Form

Work through the form, completing each section with the required information.

  • 1. Vendor Details

    • Vendor details pre-fill from an existing Pitch. Add the full Legal Name in the designated field.
    • For company ownership, toggle Company On and enter the Business Name, ABN, and ACN.
    • If someone is acting on behalf of the vendor (e.g., via Power of Attorney), toggle this option on and add their details.
  • 2. Property Details

    • Lot and Plan numbers are pulled from data integrations, but you must add the Title ReferenceProperty DescriptionPresent Use, and Local Government Area.
    • Complete the required declarations for electrical safety, smoke alarms, tenancy, and body corporate.
    • In the Disclosure section, specify who will complete the Form 2 (you or the client).
  • 3. Agreement

    • Select the appointment type (Sale).
    • Choose the term of appointment (single or continuing) and enter the start and end dates.
    • The price criteria will carry over from Pitch but can be updated if needed.
    • Complete the taxation detail questions.
  • 4. Property Sales

    • Select the agreement type (e.g., Exclusive) from the dropdown.
    • Answer the two questions regarding the requirements for a sole or exclusive agency.
    • Marketing Costs can be entered manually or may auto-populate from your office settings.
  • 5. Commission

    • Select the commission structure: Flat percentageFlat dollar amount, or Tiered/sliding scale.

    • Define when the commission is payable (e.g., upon settlement or by reference to specific clauses).
  • 6. Marketing

    • The marketing schedule from your Pitch will be displayed. You can refine it by removing items (click the X) or adding more from the Library on the left.
  • 7. Comparables

    • If the client has requested price information, this section will open. Comparables carry over from Pitch but can be adjusted as needed.
  • 8. Compliance Questions

    • Complete the required Yes/No questions regarding prior appointments, public liability, and privacy consents.
  • 9. Property Features

    • Select the property type and tick "Yes" if you wish to include the REIQ Property Feature Annexures.
    • Ensure property features (bedrooms, bathrooms, etc.) are accurate. You can leave these fields blank for the vendor to complete using the Client Fill-in feature.
    • You must declare if the property has a pool and indicate the status of its compliance certificate.
  • 10. Solicitor Details

    • Enter the solicitor's details if known.
  • 11. Annexures

    • Add standard documents from your office Annexure Library (left panel).
    • Click Create Custom Annexure to add a unique document via file upload or text entry.

Step 4: Generate and Review

Once all sections are complete and there are no red indicators, click Finish.

Your Form 6 is now generated and ready for the final steps.
